FLORIDA HOLIDAY HOMES TERMS AND CONDITIONS

ALL BOOKINGS ARE SUBJECT TO THE FOLLOWING: -

1) PROVISIONAL BOOKINGS MUST BE MADE BY TELEPHONE/ EMAIL TO ENSURE THAT THE ACCOMMODATION IS AVAILABLE ON THE DATES YOU REQUIRE. A PROVISIONAL BOOKING WILL BE HELD FOR 5 DAYS TO ALLOW YOU TO GET THE DEPOSIT AND SIGNED BOOKING FORM TO US.

2) A NON-REFUNDABLE BOOKING DEPOSIT OF $200 FOR DURATIONS OF ONE OR TWO WEEKS AND $100 FOR EACH SUBSEQUENT WEEK IS REQUIRED IN THE FORM OF A CHECK .MADE PAYABLE TO MRS L GELL.OR CARD NO.

3) A PROVISIONAL BOOKING WILL NOT CONSTITUTE A FIRM RESERVATION UNTIL WE HAVE RECEIVED A COMPLETED BOOKING FORM AND DEPOSIT AND CONFIRMED IT TO YOU IN WRITING/EMAIL.

4) WE REQUIRE A REFUNDABLE SECURITY DEPOSIT OF $200 TO BE PAID WITH THE BALANCE OF YOUR HOLIDAY PAYMENT, THIS WILL BE RETURNED TO YOU AS SOON AFTER YOUR STAY AS POSSIBLE AND WHEN WE HAVE HAD CONFIRMATION OF YOUR LEAVING THE PROPERTY CLEAN AND UNDAMAGED FROM THE PROPERTY MANAGER.THIS WILL NORMALLY BE WITHIN 30 DAYS AFTER THE RENTAL PERIOD EXPIRES.
SECURITY DEPOSIT MUST BE IN THE FORM OF A CARD NUMBER WHICH WILL BE HELD FOR THE $200 UNTIL AFTER THE VACATION. LIABILITY FOR MAJOR DAMAGE IS NOT LIMITED TO $200.

5) THE PAYMENT OF THE RENTAL BALANCE MUST BE PAID TWO MONTHS BEFORE THE RENTAL PERIOD STARTS AND MUST INCLUDE CARD NUMBER FOR THE SECURITY DEPOSIT.

6) IN THE EVENT OF CANCELLATION THE FOLLOWING CHARGES ARE APPLICABLE: -12-8 WEEKS 50% OF RENTAL CHARGE 8 WEEKS - DEPARTURE 100% OF RENTAL CHARGE.ALL CANCELLATIONS MUST BE IN WRITING.

7) IF FULL PAYMENT IS NOT RECEIVED EIGHT WEEKS BEFORE DEPARTURE WE RESERVE THE RIGHT TO CONSIDER THE BOOKING CANCELLED.

8) UTILITIES ARE VERY EXPENSIVE IN FLORIDA WE ASK THAT DOORS AND WINDOWS ARE KEPT CLOSED IF YOU HAVE A/C OR HEATING ON.WE ALSO REQUIRE THE ALARMS (WHERE PROVIDED) TO BE SET WHEN YOU GO OUT.

9) THE WEBSITE IS A GUIDE TO THE HOME, THE QUALITY AND DESCRIPTION AND AREA, WE MAKE EVERY EFFORT TO ENSURE THAT THESE DETAILS ARE CORRECT BUT AS ALL OF OUR HOMES HAVE INDIVIDUAL OWNERS THEY DO VARY FROM HOME TO HOME.IN THE EVENT THAT UNINTENTIONAL ERRORS, MISTAKES OR OMISSIONS OCCUR, WE CANNOT ACCEPT ANY LIABILITY FOR THESE DETAILS.IN THE UNLIKELY EVENT THAT CIRCUMSTANCES BEYOND THE REASONABLE CONTROL OF THE OWNER NECCESITATE THE CANCELLATION OF THE ARRANGEMENTS WE RESERVE THE RIGHT TO REFUND MONIES ALREADY PAID OR MAKE ALTERNATIVE ARRANGEMENTS WITH MUTUAL AGREEMENT OF THE HIRER.WE CANNOT TAKE RESPONSIBILITY FOR THE WEATHER!!!!

10) THE HOMES ARE MAINTAINED AND MANAGED IN FLORIDA BY PROPERTY MANAGERS, THEY WILL BE AVAILABLE FOR ANY PROBLEMS OR INFORMATION.
THE HOMES WILL NOT BE RENTED TO ANYONE UNDER 18 YEARS OF AGE. UNDER NO CIRCUMSTANCES ARE FIREARMS OF ANY KIND PERMITTED IN OUR PROPERTIES.
YOU MUST NOT SUB-LET THE HOMES,HAVE ANYONE STAY OTHER THAN THOSE NAMED ON BOOKING FORM OR ALLOW ANIMALS TO STAY IN THEM. IGNORING SECTION 10 COULD LEAD TO EVICTION FROM THE PROPERTY AS PER FLORIDA STATUTES ON STR LAWS.NO REFUNDS WOULD THEN BE GIVEN.
ARRIVAL AT THE HOMES SHOULD NOT BE UNTIL AFTER 4 PM LOCAL TIME AND VACATED BY 11AM AT THE LATEST.

11) THE OWNERS OF THE PROPERTIES OR THEIR SERVANTS OR AGENTS WILL NOT BE LIABLE FOR ANY LOSS OR DAMAGE ARISING IN CONNECTION WITH ANY MATTER OUTSIDE OF OUR REASONABLE CONTROL. INCLUDING ACTS OF GOD, STRIKES, RIOTS, POLITICAL UNREST, HOSTILITIES, WAR, THREATS OF WAR, INUSRIAL DISPUTES, FAILURE OF PUBLIC SERVICES, SUCH AS ELECTRICTY OR WATER AND FAILURE OF MECHANICAL EQUIPMENT SUCH AS AIR-CONDITIONING ALTHOUGH WE WOULD MAKE EVERY REASONABLE EFFORT TO REMEDY SUCH FAILURE. THE OWNERS AND THEIR AGENTS AND SERVANTS DO NOT ACCEPT ANY LIABILITY FOR ANY INJURY HOWSOEVER CAUSED, TO YOU OR TO ANY VISITOR TO THE PROPERTY OR AS A RESULT OF THE USE OF THE POOL HOWSOEVER CAUSED. GUESTS ARE SPECIFICALLY REQUESTED NOT TO ALLOW UNSUPERVISED CHILDREN IN OR AROUND THE POOL.
